 Project Overview
Lower Town - Ann Arbor Brownfield Residential, Retail, Medical and Professional Office, including Parking Structure is a 773,966 square foot urban lifestyle redevelopment in the heart of Ann Arbor's Lower Town district and is situated on 7.29 acres across from the University of Michigan medical campus. This multi-story seven building project will contain 226,118 square feet of upscale residential condominiums; 107,828 square feet of bank, restaurant and retail space, 182,185 square feet of office space and a 257,835 square foot, 640 unit parking deck. The Lower Town lifestyle center is a redevelopment project based on the vision and design principles of the City of Ann Arbor's draft Northeast Area Plan that serves as a model for the new Brownfield program being implemented by Washtenaw County and the City of Ann Arbor. This project will transform a contaminated, underutilized site into a vibrant live/work/play all inclusive center, and will serve as a catalyst for achieving the community's vision for Lower Town, as well as bringing significant benefits to the University of Michigan, City of Ann Arbor and fits with the community's Wall Street medical campus expansion plans. This project received one of the largest economic incentive packages from the State of Michigan in State history totaling over $75,000,000. Final approval by the City of Ann Arbor Council obtained October, 2003. Final approval by Michigan Economic Growth Authority obtained September, 2004. Demolition completed. Environmental remediation scheduled to commence Summer, 2009. Construction anticipated to commence Late Fall, 2009.
